This home in the Cherokee Bend subdivision was just approved for VA Compromise Sale and short sale.   2838 Tamiami Trail, Crestview Florida had two liens, Bank of America and Eglin Federal Credit Union.  The Bank of America mortgage was a VA guaranteed loan, and Eglin Federal was a home equity line of credit.

The one tricky part of this short sale, was that Bank of America did not want to issue approval until they had an approval from Eglin Federal.  Eglin Federal did not want to issue approval until they had approval from Bank of America.  How did I handle this?  Since Eglin Federal is a smaller bank, they were more willing to bend. They issued a "preliminary" approval that was enough to make Bank of America happy!

Agents should note that Bank of America does not currently process VA Compromise Sales online in Equator. You have to do it the old fashioned way - fax!

1254 Ego Drive, Crestview Florida just sold as a short sale.  It was a Bank of America VA Compromise Sale.   The Countryview Estates home had serene landscaping with a Japanese maple tree, asian benches, St. Augustine grass and enormous patio. Bank of America approved this VA Compromise short sale in about four weeks.  How so quickly?  There was an existing VA appraisal.  VA appraisals for compromise sales are good for six months.  I knew the required net and ensured the purchase price, closing costs and terms would be acceptable in advance. And the negotiator said I was good to work with.

Another Crestview Florida short sale approval in Countrywood Estates in Baker!  This fairly quick Chase Home Finance approval took 55 days.  They seem to have a new attitude, assigning a "Relationship Manager" to the file, instead of a "negotiator".  

Senior Lien:  $250,000 balance appr

Junior Lien:  None, but the loan had Mortgage Insurance

Purchase price: $170,000 appr

Terms:  Seller agreed to small promissory note at 0 percent interest for 72 months

Delays in this approval were due to PMI asking for detailed documentation, such as actual seller receipts for expenses.  Additionally, the seller was asked to re-date her financial worksheet and hardship letter each month.
