
I have been negotiating a short sale offer for a Destin Florida condo for about a week. Today I received the following email from the buyer's agent:
"Here is my buyer’s final offer for the condo.
Purchase Price - $150,000
$50,000 at closing, $50,000 in 12 months and the other $50,000 in 24 months.
Seller to pay all closing costs
Seller to pay 6 months of condo dues
He would like an answer by 2pm on Monday."
Enough said.

If you have two people with problems there is opportunity! Let's hope one of the agents is a professional. It'll have to be the Lister, problems and short dead line suggest the buyer's agent is as clueless, as those that think it can't be done!

Guys - This is really what happened! I know, I can hardly believe it, either.
Wendy, oh my! What planet is this Agent from? Yet, it doesn't surprise me as every week, particularly this past week, I run across more Agents who are just clueless. It's sad to say but the educated, common sense Agent with any ounce of integrity are hard to find. When I'm fortunate enough to deal with a Agent who takes their profession seriously I want to just jump up and down and hug 'em!

Hi Wendy... I have heard of creative transactions, but now I've heard everything! I think Bill Gassett's comment says it all!
No offer, no sale. The seller has an opportunity to say "no" -- or not. I never consider any offer to be a joke no matter how unusual. It means that there is possibility. That 1/3, 1/3, 1/3 offer is not that unusual in the investment area, and while the short sale lender might not want it in that form, there is a chance to counter in a form that will work.
