
Yesterday I got an unexpected call. My Crestview Florida short sale seller has some good news! He had originally contacted me because his Fort Walton Beach company was downsizing. He had no choice but to relocate when they moved his position to another part of the state. His wife had also lost her job.
This Crestview Florida seller listed his property as a short sale, because he could not rent out his house to cover the mortgage payments. He also did not have funds to cover the mortgage balance if he sold, since the property was worth far less than the original purchase price. I had his house for sale for two months, and did my normal extensive online marketing.
When he called me he said his company was sending him back to Crestview! He missed the Fort Walton Beach area and would be able to move back to into his home. He had to settle up with Wells Fargo, his mortgage holder, because he was several payments behind due to his move. He told me he knew he owed me because of my time and expenses involved in marketing his house.
“What do I owe you?” He asked.
I told him, “Nothing! Just remember me next time you need to sell”. He said of course he would, since I was the first one he thought of when he listed! I was just happy for this rare story. A job saved, a family back home, and a foreclosure avoided.

They are always so surprised if they do not owe you anything. I think people generally have a 'you get what you pay for' mentality.
Wendy - how nice for them that it all has worked out. Hpefully they can get things all settled with their lender. And then not owing you anything...but then, how could they? Such a rare story to hear about a short sale avoided.

You did him a huge service by sticking by him. I believe we have clients for life when we get them through the short sale transaction or back into their home or a loan mod, what ever it takes. It shows you are in the business for all the rigth reasons! I am sure ALL your clients adore you!
Hi Wendy... I have been in very similar circumstances more than once and when asked that question, I said the exact same thing. Helping a client achieve a happy ending regardless of personal reward for myself has paid me back many times over.
Good for them and I'm sure they will refer you more business than you could ever imagine! We need to remember what we are in this business for.... I'm sure it's NOT just the money!
I like to hear about these stories. While I'm sure it's nice to make a commission, it's much better to see some one get their life back together and be happy.
Yes there are still people with character.
I once rented to a tenant that was always behind on rent and eventually I evicted him.
3 years later, he knocked on my door to pay me the balance that he still owed me. He had received a small inheritance and wanted to pay me the $300 that he owed me. What class!

Great story. Yes, you possibly lost a sale, but good news for the client, and it sounds like a future listing will be in order.

I have the same issue going now where a family decided not to sell and I am loosing a commission. Well that is the way it goes.

This story gives me hope. Trying to help someone with a loan mod, so they can keep their place. I always like another listing, but not under damaging circumstances to the seller, if at all possible.

I love a happy ending! Always good to keep those contacts open though, since one day he will either want to move, or have freinds and family to refer.
Wendy, an awesome story. I had a different scenario but similar outcome; a client who once was forced to put his house up for sale no longer had to do so. Our office was mystified why the property had not sold immediately: great location and priced right. But perhaps it was not meant to be. Sometimes it just works out.
You should keep in touch with them and ask for referrals for buyers and/or sellers, plus get them to write a testomonial about how nice you were, and how hard you tried to sell their place, but fate stepped in!
I have heard of brokerage or agents that charge a marketing fee for early withdrawl.

Amazing story. What is even more unbelieveable, is this guy offered to pay you. In most cases, I wouldn't have the heart to take money from him. This seller has high class and ethics. More often it is, "oh, we have an offer, great... now, how much money are you willing to discount from your fees", or "we sold the house, so what are you going to give me?".
Its great these people can prevent a foreclosure from their record, and just have a few lates.
