Sweet!! I heard BofA was doing this with some of thier approvals. It sure would make folks' lives a little better to not have the threat of a judgement hanging over thier heads.

Hi Wendy... I have not come across this yet or heard of anyone in Texas getting that verbiage.  I think I would have fainted if I had read that without advance warning!

Different banks word it differently, but it doesn't matter how it's written...no deficiency and a release is music to my ears!

Very nicely done Wendy.  We normally have to coax B of A a bit before we can get a deficiency waive or reduced.

Effective 1/1, California now has Senate Bill 931 which allows for no deficiency judgment for first lien holders. I have noticed more B of A stuff coming with that text included. Nice for your sellers.
